Built Heritage

Statements of heritage significance

  • Assessment of the significance and special interest of heritage assets affected by development proposals, to satisfy the requirement of paragraph 128 the National Planning Policy Framework (NPPF)
  • Preparation of assessments of heritage assets under consideration for statutory designation, e.g. spot listing or scheduling
  • Documentary/archival research to underpin statements of heritage significance

Heritage Impact Assessments

  • Preparation of Heritage Impact Assessments (HIAs) to help inform decisions on proposals affecting the significance of heritage assets
  • Assessment of development proposals affecting the settings of heritage assets in accordance with the advice set out in guidance published by English Heritage/Historic England or the equivalent guidance elsewhere

Assessments of potential for re-use

  • Advice on the constraints on or potential for the adaptive re-use of heritage assets

Conservation area character appraisals

  • Preparation of appraisals to assess the character, appearance and significance of designated conservation areas affected by development proposals
  • Preparation of appraisals of areas under consideration for designation as conservation areas

Historic building recording

  • Preparation of written, photographic or drawn records of buildings likely to be affected by development proposals

Conservation management plans

  • Preparation of conservation management plans for historic buildings, historic landscapes or groups of heritage assets


General planning advice and appraisals

  • Advice on planning potential of sites in light of the prevailing local and national planning policy context and other material considerations

Negotiation of development proposals

  • Negotiation/mediation with local planning authorities and statutory bodies (e.g. Historic England) in relation to emerging proposals for development

Supporting documentation for applications

  • Provision of planning statements and Design and Access Statements to support applications for planning permission and listed building consent

Planning applications

  • Submission of applications for planning permission and listed building consent, including collation of relevant supporting documents, co-ordination of contributions of specialist consultants and completion of online application forms
  • Management and monitoring of applications, including responding to issues arising during the course of the application process

Planning appeals

  • Submission and management of planning appeals (written reps, hearings, or public inquiries) including the co-ordination of the contribution of specialist consultants
  • Acting as expert witnesses at hearings or public inquiries
